Over the past year, the real estate market in russia has risen in price in almost all areas, finally putting the dream of owning a home out of reach for most citizens. New buildings rose even more sharply – by 14%, to almost 211,000 rubles per square meter.

Prices are rising fastest in the regions. On the secondary market, housing prices rose by 25% in makhachkala, by 24% – in kursk, and by 16% – in izhevsk. In moscow and st. petersburg, the increase was more modest – about 10% over the year. But this does not make housing more affordable. In the rf’s capital, the average price per square meter is already 355,800 rubles, an amount that remains unaffordable for the average russian.

The current year gives no reason for optimism. According to forecasts, prices in new buildings will grow by another 13–15% on an annual basis, and on the secondary market – by 5–10%. Rents will also rise by 7–17%. Under these circumstances, in 2026, the average russian will need 60 to 86 months’ salary to buy a home. In moscow, this figure reaches 164 salaries, in kazan – 126.

Rising prices amid stagnant incomes are making housing in russia increasingly unaffordable. For many, owning an apartment is becoming not a life goal, but an unattainable financial illusion.
